No, Dubai villa prices did not fall 41% — here is what the registry actually shows

A widely-quoted figure says the average ready villa deal in Dubai fell from AED 7.80M in January to AED 4.56M in June — a 41.5% collapse. We checked it against DLD-registered villa sales. The average deal value did fall. The price of a villa did not. Median price per square foot is down just 3.9% since January and still up 8.2% year-on-year.
