Emaar Properties — the developer behind Burj Khalifa, Dubai Mall and Downtown Dubai — has signalled its most ambitious project yet: an AED 200 billion master-planned district in the heart of Dubai, announced on 11 June 2026 with a full unveiling described as "imminent."
The headline numbers

- 4.5 million+ sqm of gross floor area
- ~150,000 residents — effectively a "city within a city"
That scale would make it one of the largest master-planned developments ever conceived in the region.
What's planned
Emaar describes a curated mix of landmark residential towers, signature villas and mansions, Grade-A offices, retail, luxury hospitality and cultural amenities. Skyline views are oriented toward Burj Khalifa, Burj Al Arab and Palm Jumeirah, and crowning the masterplan is an exclusive gated villa enclave of five- and six-bedroom residences and statement mansions. A high-street spine and grand boulevard form the social core.
Five character zones
The district is structured into five zones, each with its own identity:
- Business Hub — a Grade-A professional environment
- Urban District — dense, diverse city life
- Young Families Cluster — active and creative
- Family Living Zone — warmth and stability
- The villa enclave — the luxury crown
Built for the future
It's designed on 20-minute-city principles with proposed metro connectivity, smart mobility, EV-friendly pathways and app-integrated community management — schools, healthcare, mosques and retail all within walking distance. Green and "blue" landscapes run throughout: parks, swimmable lagoons, lakes, linear gardens and a central district park with sports courts, beaches and wellness zones.
Founder Mohamed Alabbar said: "This is Emaar at its most ambitious, and Dubai at its most inspiring."
What we don't know yet
This was a teaser announcement — the exact location, project name, unit pricing and launch date have not been released.
