Off-plan and ready properties are reported separately and never blended into one figure. Price-per-sqft outliers outside AED 50–25000 are excluded as data-entry errors. Prices cover the last 12 months of sales to August 2026 (the last 3 years, or all years, where a community has too few recent sales). Rental yield combines DLD sale prices with Ejari-registered rents for the same segment. Data through August 2026. Mortgage financing, gifts, and non-residential usage are excluded throughout.
